In accordance with the provisions of Article 20.1 of the Spanish General Law for the Protection of Consumers and Users (TRLDCU), the property price WILL BE INCREASED by the following amounts:
TAXES PAYABLE BY THE BUYER:
In the case of VAT, at the current rate of 10% (Law 37/1992 of 28 December on Value Added Tax). In addition to VAT, Stamp Duty (AJD) is payable, which in Almería is 1.2%.
In the case of Property Transfer Tax (ITP), this is calculated on the higher value between the purchase price or the cadastral reference value, ranging between 3.5% and 7% depending on the buyer’s conditions, all in accordance with Royal Legislative Decree 1/1993 of 24 September approving the revised text of the Law on Transfer Tax and Stamp Duty.
NOTARY AND LAND REGISTRY:
These costs are regulated by official tariffs. Estimated notary costs range between €600 and €1,250 (0.5% to 1% of the property price). Land Registry costs range between €300 and €700 (0.1% to 0.5% of the property value), in accordance with Royal Decrees 1426/1989 and 1727/1989 of 17 November approving the Notary and Land Registry tariffs respectively.
REAL ESTATE AGENCY PROFESSIONAL FEES:
Our agency does not charge any commission to the buyer.
IN CASE OF BANK FINANCING:
Any additional costs must be agreed directly with the financial institution.
