The energy certificate (a document that mentioned include energy consumption and the CO2 emissions of a house) has become an essential document in the sale or rental of a dwelling.
The document specifies the CO2 emissions compared to the dimensions of the building using a scale of seven letters from A to G. Thus, a buyer or tenant can assess and compare the energy efficiency for the purchase or rental of the property.
Responsibility for the production of this energy certificate lies with the homeowner. To do this, should be called on the services of a technician certification. If the certificate is missing when the property for sale or for rent to the property owner and the real estate office is punishable by fines ranging from 300 to 6,000 euros.
The energy certificate is mandatory in Spain since 1 June 2013. The regulation is based on a European directive that Spain complies with Royal Decree 235/2013. The certificate is valid for 10 years.
